New A4 Bay Area buying questions

First off, sorry for the long post.
Well this is my first post in a VERY long time. I have been Audi obsessed for about the past four years but only recently have been able to come close to affording one (see: graduating college, job in tech field

So when the new lease deal from Audi was announced it feels like the right time to jump on the Audi bandwagon. I went to the dealer last night and test drove a 1.8T and was better than I could believe. Since I TRY not to be a complusive buyer, I thought I would take a few days to think about the purchase. From the research I have done on the internet it seems that I should first negotiate the price that I want to by the car for and then decide the down/monthly payments.
My questions are: Is this the best way to go about leasing a new car? If so, how willing are Audi dealers in the Bay Area (spec. Stevens Creek) to negotiate on prices? What are other people paying versus invoice?
I went and "Built My Own Audi" on audiusa.com with the following specifications:
2005 A4 1.8 T 6-speed quattro
Brillinat Red
Ebony Leather seating
Premiumn package
Ultra Sport package
Lightning package
--------
Total: $34,170
Is this the invoice price? What should price should I expect to pay for these options?

you will also get stuck with cold weather and infotainment packages on the ultrasport. When I bought, there was some leeway, $2-3k, but I bought an 04.5 . Im not sure how deals will go on the '05, regardless of location.
