2008 Audi a6 front passenger power lock problem.

Greetings. For the past couple of months the front passenger door will sporadically not unlock. Here it goes:
Whether I use the key fob or the central mechanism sometimes the passenger door will not unlock. I literally have to open the door from the front seat by pulling the door handle and then it will work perfectly. If I lock the whole car by pushing the sensor outside on the door handle, using the key fob or from the inside the door will lock but will not unlock with the switch. As I mentioned this happens sporadically and yesterday we had an unusual warm day and it worked perfectly. After watching a few videos It seems like there may be a short or the grease in the mechanism has dried out. A couple of local shops quoted me almost $600 to replace the door latch and/or the actuator. I have been thinking about removing the front door panel and do some exploratory surgery.
