If she knows it needs a CV boot but hasn't replaced it, there might well be a list of other non-emergency repairs she hasn't made. Some folks put fluid changes on that list, and it's a bad idea to buy cars from them.
Also, those pictures don't tell you much about the close-up cosmetic condition of the car. You might ask for some close-ups of the doors before you go look. And it's close to needing a timing belt, which is either expensive or gory work, depending on how much of a wrench you like to wield.
Might be worth a drive on a sunny day. Who knows, maybe it's reasonably clean and needs nothing major and you can buy it cheap. There are plenty of S8s coming to market, so I wouldn't rush to buy one just because it's in my backyard.
