Brake question

Lately on my 4kq Ive noticed something fishy with the brake pedal. When I give it some force, the pedal seems normal. When i push it very gently it will go farther down, almost to the floor. Its odd that it happens that way. Brake pressure regulator is maybe a year old(according to the PO, Tyler). Im thinking its either the master cylinder or there is just air in the system. What do you guys think?
It doesnt really bother me now, Im just more careful how much pressure I give the brakes.

If you hit and just hold it and slightly reduce your pressure on the pedal does it start dropping to the floor or come back up with your foot? If it drops slowky to the floor the master is leaking internally and should be changed.

How difficult is it to replace? I have access to a brand new one for 97 bucks, which beats the dealers 278 or something. Any help on what kind of work is involved, or if its possible by the home mechanic?
