How accurate/relevant is Kelly Blue Book values?

I have decided to part with my 1994 90S. It has some issues like a leaky oil pan and needing strut mounts and a few electrical issues like gauges not working 100% all of the time so I entered it as in fair condition. Is what KBB says really a fair representation of what the car could be sold for?

no, just a guideline. A twelve year old car has a limited market. You can use KBB as a start for asking, but you'll get less w/ those problems.

with our cars it is more about where you are and who you can find to buy your car. Enthusiasts might be willing to spend more money because they know what they want, while an average joe will just see a 12-year-old car with oil leaks and busted gauges and want to spend less than the KBB value.
If you were selling a 2000 Honda Civic then the value would probably be spot-on because there are millions out there so the prices become more uniform since buyers have lots to choose from.
