To include the warranty in the price or not, that is the question

Selling my car (made the mistake of cruising swapalease.com late one night
, and trying to figure out the best way to market it. Specifically, I have the Audi Pure Protection Platinum warranty. Since it's refundable, I see two options:
1) Post the base price, and provide an option to include the warranty for extra cost
2) Post the total cost, and indicate I'd be willing to discount if they don't want the warranty.
Since this is basically the one and only chance to get the warranty (car has 60K miles on it now), I'm inclined to go for #1.
I have the same issue with my snow wheels/tires, but I'm thinking of just throwing those in. Any idea on what a half worn Nokian WR on 17" $200/each alloy (that I'm totally blanking on) might go for?
