How does one get the best deal on a lease? I was talking to someone who claims they got a 36 month
lease on a $55k BMW with 12k miles a year for $723 a month.
How is this possible?

I always assumed the longer the term the better....also cheaper monthly payments....
but somehow this person got a 36 month lease for that price.
Then, I talked with my mother, and apprently she's leasing her X5 for only $709 a month for 36 months - 4.4 fully loaded......
How the heck do they get those prices? I was being quoted like $900 a month for 36 months.

Negotiate the selling price first. Have them work the payments from there.
Find out what the residual value is.(end of lease value set by the lease company) Different cars have different residuals. Therefore the payments will vary.
You are just financing the difference between the sale price and residual.
The interest used is what's called the money factor, which is also set by the lease company.
