A good lease deal for an Audi S7?

Hi All,
First time post.
I'm in the market for my first Audi - an S7.
Here's the spec:
2014 Audi S7
Base: 80,200
Cold Weather Package: +500
Driver Assistance: +2,800
LED Headlights: 1,400
Power Closing Doors: 500
All-Weather Floormats 195
Destination: 895
Metallic paint: 500
MSRP: 86,990
Negotiated Price: 86,000
Here's the lease the dealer is offering:
36 months
15,000 miles/year
$2,130.58 Due at signing (first payment plus 695 acquisition fee)
Residual Value: $46,001.35
Monthly Payment: $1,435.58
Doing the math, I think that makes my money factor .0025 or 6% APR. This seems really high to me and the residual value (53% of purchase price seems quite low). I'm not really experienced with car buying or leasing (but have done some homework) so not sure how accurate my hunch is.
I don't think the dealer is willing to negotiate much more on the cap cost of this car and I don't think dealers can negotiate residuals and money factors, as that's the leasing company's gig.
Any thoughts on whether this is a good deal or not?

Check with a credit union they might have a better rate but sometimes they have a lower residual.The nice thing about a dealership finance is that if after 2.5 years you are tried of the car they can work a deal to get you into a new Audi verus having to wait till 3 years to get out. This what found when I leased my MB 2.75 years ago.
