See, most years Kristie and I would get most everything each other wanted, regardless. This year was great but NO credt cards. We are free and clear =-) Merry X-Mas

Default i bet it feels good, sean! while some debt can be a good thing (like a mortgage on your house...

for example), many people pile up so much consumer debt that they put themselves at significant risk. the best thing to do is to be able to pay off your credit cards in full each month (then you get to live off of the float the credit card companies are giving you).

Default To be honest, our first house and filling it started this *tradition*

and have dealt with it for the past 3 years.

We will now be starting 2003 with 0 credit card debt =-) Only things are house, cars and utilities. NICE!

Default way to go Sean... I am working on a re-fi for my house today.

Seems the work of managing our incomes and expenses often gets away from us. I should of doen this a year ago or more.

If it wasn't for my school loans, I would not have been able to become a chiropractor and make the money I make now. In seven years, God willing, I'll be able to say what you said, Sean.

Default Here is what I am looking to do...

currently at an ungodly rate of 7.0 (30y/Fixed). Will refi with zero costs and take $6k in cash for some home maintenance work. The rates are right around 5.75 for the "no cost" option at this point (last I heard anyway).

I have a friend that will do this for me. He will also provide me with a $1k check for doing it thru him. The rebates & other incentives will earn him about $3k in earnings on my deal - therefore, we've worked out the deal for him to give me the $1k check when the deal is done.

I am hoping to reduce my payments by about $300 a month. We'll see if it works, regardless, I will be at a better rate, and the $7k in cash-back will allow us to do some much needed work around the house.

Anything that is *critical* to refi's that I may not know?

Exactly what we're doing. Going to a 20 yr from the 30yr we did 16 months ago.
