for example), many people pile up so much consumer debt that they put themselves at significant risk. the best thing to do is to be able to pay off your credit cards in full each month (then you get to live off of the float the credit card companies are giving you).

Seems the work of managing our incomes and expenses often gets away from us. I should of doen this a year ago or more.

currently at an ungodly rate of 7.0 (30y/Fixed). Will refi with zero costs and take $6k in cash for some home maintenance work. The rates are right around 5.75 for the "no cost" option at this point (last I heard anyway).
I have a friend that will do this for me. He will also provide me with a $1k check for doing it thru him. The rebates & other incentives will earn him about $3k in earnings on my deal - therefore, we've worked out the deal for him to give me the $1k check when the deal is done.
I am hoping to reduce my payments by about $300 a month. We'll see if it works, regardless, I will be at a better rate, and the $7k in cash-back will allow us to do some much needed work around the house.
Anything that is *critical* to refi's that I may not know?
